What are measurement services?

A measurement service is just what it sounds like: Based on your requirements, an appraiser will measure your house's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How do home measurement services work?

During a home measurement or floorplan service, an appraiser takes measurements of your home or property with a measuring tool — generally a tape or laser measuring device. As they tour the property, they observe the layout of the rooms and other features, like stairs, patios, and pantries. They may make a rough sketch of the property. Then, the appraiser writes up a report and detailed floorplan showing the total square footage of the house and the overall layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When do I need a floorplan service?

Real estate taxes

Property tax records frequently reflect the wrong area of a property because the values can come from many sources, and occasionally go unproven — which means you may be taxed for more square footage than you have! Unless an appraiser has performed a recent evaluation or measurement service on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a home measurement service before challenging your taxes. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Selling a property

A home measurement service can secure a fair price for your house. Area is one of the biggest factors potential buyers examine when purchasing a house — but since square footage values are often approximated rather than properly measured, your home listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the selling price for your property, but possibly even the amount of interested buyers. The only dependable method of using a precise GLA when listing your property is to reference a recent appraisal or measurement service executed by an appraiser (after any updating that might have affected square footage).

For real estate professionals

To ensure that your client's home closes at a price that appropriately reflects true market value, we suggest requesting a measurement of the property. Clients, and potential buyers, will appreciate your scrupulousness, and you can be assured that the GLA on your client's listing is truly representative of their home. A floorplan can also be a wonderful marketing tactic for attracting potential buyers because they can review the layout and features of the property before and after touring. Contact Joel A.
